Home inspections are necessary when buying a home. These inspections are very in-depth. If you’re a first-time home buyer you may have never looked at a home with this kind of detail.

The major issues found during a home inspection are the following:

  • Plumbing problems. Backed-up plumbing lines which I discovered by slow drains in the sinks and bathtubs can lead to a flood and extensive damages to a home.
  • Electrical issues. Electrical issues on a home inspection report can include things like faulty wiring, all wiring, bad junction box connections, and faulty electrical panels.
  • HVAC items. The inspector will check the units and the furnace. common issues will be Rusty pans, clogged drain lines, not enough walkway space to and around the units, dirty filters, etc.
  • Foundation problems. Beam foundation issues and concrete slab foundation problems are some of the issues with foundations.

There are other common inspection problems found in most reports like the following:

  1. Soil height around the foundation of the home.
  2. Smoke detectors not up to code.
  3. Foggy windows
  4. Wood rot around the exterior doors.
  5. Loose nails on the roof
  6. Replacing broken sprinkler heads

It’s good to know what to expect and what inspectors are looking for.
