Unless a home buyer is an experienced builder they can hardly be expected to know all the requirements and standards that a property should meet. That is why we as home inspectors are here. However, it’s good to be aware of certain standards when looking for a home so that you don’t waste your time on the wrong property. Let’s look at one area, grading.
The area surrounding the home should have a sufficient grade or slope so that water runs away from the home instead of pooling around it. This can cause all sorts of issues, especially to the home’s foundations. How do you know how much grading the property should have? Well, most organizations will tell you that, in general, about 6 inches for the first 10 feet around the home is best. This will give about a 5 percent slope. If the property has more of a slope than that, it is fine, in fact, it can be better.
If you have begun the house-hunting process, making sure the property has the correct amount of grade is an important way of finding out the condition of the home and will help you to avoid choosing one that will involve a lot of work.
